First off, the Ray Lawson area as described by many residents of Brampton is actually located in Fletchers Creek South. So if you had tried looking for houses available for sale and came up with very few search results, it was because Ray Lawson isn’t an actual neighbourhood, the area is described as Fletchers Creek South.
Let’s talk about location; the Ray Lawson neighbourhood is definitely in an interesting part of Brampton in terms of location. This area has many schools, both elementary and high schools, and also is very close to the Sheridan College. Lots of new immigrants and students that go to Sheridan College prefer to live in this area, because of the easy access to the college. Most students prefer to rent or if possible, buy a home in the area. The apartment complexes are a viable option for many of the new comers until they save enough to purchase a home. The Ray Lawson area of Brampton also includes the courthouse, the fire station, and of course the police station. Many restaurants and grocery stores surround the area, along with a short driving distance to the Shoppers World Mall. For residents looking to shop at a bigger mall with more options, the Square One shopping mall in Mississauga is a short 15 minute drive up Hurontario. The South Fletchers’ recreation center is also right next to the Sheridan College for buyers who are interested in joining sports clubs or taking their children to join teams.
The Ray Lawson neighbourhood features mainly detached homes and some semi-detached homes. The homes in this area are typically 15 years and older, and sell fairy quickly, depending on the condition of the home. If a buyer is interested in purchasing a 4 bedroom home with 4 washrooms, they’re typically looking in the price range of $539,000. This price is the price currently being offered in today’s market and we came up with that price after finding the average from a few recently sold homes in the area. For buyers looking to not spend as much to pass the 500k mark, a 3 bedroom, 3 washroom home might be a better fit, especially to newer families. We did a mini survey based on recently sold homes in the area that contained 3 bedrooms and 3 washrooms and came up with the average price of $419,500. Both example homes did include finished basements, which is pretty common in the Ray Lawson area.
