Well if you’ve been considering moving to Lakelands you probably are looking for more information about the neighborhood. Since there is such little content available for Lakelands, we here at MyBramptonLife.Ca decided to write an article to update the consumers on what’s going on with real estate in Lakelands Brampton.
Lakelands or Lakelands village as described by the developers is a newly constructed area along Bovaird and Highway 410. The builders, who were Arista and Paradise Homes have managed to construct around 1200 homes sitting on an estimated 200 acres and surrounding a lake, hence the name Lakelands. The area is comprised of a mix of detached and semi –detached homes, most homes feature 3-4 bedrooms and 3-4 washrooms. Lakelands village is located in the Madoc section of Brampton. That’s why when you search for houses for sale in Lakelands; your search results are limited. You would have to search for houses for sale in Madoc Brampton to see the inventory currently available on the market.
The neighborhood was constructed approximately 10 years ago with location being a prime factor for building. Lakelands sits directly on Bovaird drive, one of the major roads in Brampton and has access to the 410 highway from both the front and back entrance of Lakelands. The front entrance of Lakelands would be the one that sits on Bovaird, access to the 410 from this side is less than a 3 minute drive, anywhere from the neighborhood. What we would consider the back entrance would be Williams Parkway, which also has a 410 highway entrance, once again, less than a 3 minute drive from anywhere in the neighborhood. The fast access to the highways appeals to the buyer audience that wants to hit the highway quick in the mornings to try to avoid traffic and reduce their daily commute time.
Lakelands Village is also close to Trinity commons shopping mall, lots of parks, and a 5 minute estimated drive to the nearest Hospital, Brampton Civic Hospital. The houses that back on directly to the lake usually demand a premium in this neighborhood, although all residents have access to the lake and can go for walks around the pathway at anytime. So what do homes sell for specifically just in Lakelands? Well, we took 3 recently sold detached houses that were all 3 bedroom and 3 bathrooms, and the average price from those 3 homes was $471,666. We also did a mini survey of 3 other properties that had just recently sold but this time the properties were larger and were 4 bedrooms and 4 washrooms, the average price we got from these houses was $551,500. The average price of a home in Madoc is a bit lower, but with those prices we were analyzing just Lakelands directly.
With the above information you should be able to paint a slight picture of what Lakelands village actually looks like, if you haven’t been there and seen it yourself. It’s a small neighborhood composed of good residents, very low crime, and perfect for any family.
